Property management is the process of overseeing and maintaining residential or commercial properties on behalf of an owner. The management firm acts as a bridge between owners and tenants, handling tasks such as rent collection, maintenance coordination, and legal compliance.
A real estate brokerage license is primarily for finding buyers or tenants to earn a one-time commission. In contrast, a property management license allows a firm to earn recurring monthly management fees by taking ongoing responsibility for maintenance, tenant care, and rent collection.
Hiring a professional firm offers a "hands-off" investment experience, which is particularly valuable for international investors. It helps avoid costly mistakes, such as missed legal filings or extended vacancies, which can often cost more than the annual management fee itself.
Ejari (Arabic for "My Rent") is Dubai's mandatory registration system for tenancy contracts. It serves as the legal foundation for a tenancy; without an Ejari certificate, you cannot activate DEWA utilities, process residency visas, or file a case at the Rental Disputes Centre (RDC).
While the legal responsibility lies with the landlord, in practice, it is often handled by the tenant, agent, or property manager. Registering online via the Dubai REST app typically costs between AED 155 and AED 220.
Yes. Protection under the RERA Smart Rental Index—which caps how much a landlord can increase rent—only applies to contracts that are officially registered in the Ejari system.
Generally, landlords are responsible for major maintenance and structural repairs, such as AC units, water heaters, and plumbing. Tenants are typically responsible for minor maintenance, such as replacing light bulbs or fixing leaking faucets.
Many contracts use a financial threshold to define responsibility. For example, repairs costing under AED 1,000 are often considered minor and are the tenant's responsibility, while anything above that amount is the landlord's responsibility.
The landlord is required to pay service charges to the building's management company (Owners Association) for the upkeep of common areas, unless the rental agreement explicitly states otherwise.
Fees typically range from 5% to 10% of the annual rental income. Some companies may also set a minimum fixed fee, such as AED 5,000, for properties with lower annual rents.
Short-term rentals in prime tourist areas (like Palm Jumeirah or Dubai Marina) can produce 30–60% higher net yields but involve higher costs for furnishing, DET licensing, and utilities. Long-term rentals offer stable, predictable cash flow with much lower operational involvement.
One of the most expensive mistakes is handing over keys before the first cheque clears. Additionally, an above-market rent offer should be treated as a red flag, as the applicant may be trying to bypass screening to use the property for illegal subletting.
Eviction is a strict legal process. A landlord cannot unilaterally lock a tenant out or cut off utilities. If a tenant refuses to vacate after a notice period (usually 30 days for non-payment), the landlord must file a complaint with the Rental Dispute Settlement Centre (RDSC).
The tenant’s lease remains valid. New ownership does not invalidate a registered tenancy contract, and the new owner must honor the existing terms.
enants are entitled to a refund of their deposit if the property is returned in the same condition, excluding normal wear and tear. If a landlord unfairly withholds the deposit, the tenant can file a claim with the Rent Disputes Centre (RDC).
